Commercial real estate has its own language, timelines and risks. A property may look impressive, but the useful questions involve permitted use, access, parking, lease structure, operating costs, tenant quality and what the surrounding area is likely to become.

Whether you are buying for your own business, investing, selling or leasing, I keep the conversation focused on the objective. A polished reception area is nice. Zoning that actually permits your business is nicer.
