Buying New Construction in Calgary

The showhome is designed to impress. Your purchase plan should look beyond the upgraded kitchen.

A note from Gurjit

Let’s keep this practical—and personal.

A showhome is built to make you picture a perfect life before you have even found the price sheet. My role is to help you compare the base price, lot premium, upgrades, GST, timeline, builder contract and future resale with the same attention given to the beautiful finishes.

Speak with me before registering at the showhome whenever possible. Representation is most useful when it begins early, not after the paperwork has already decided who represents whom.

01

What to review

New construction requires a different due-diligence checklist.

What we will look at together: builder contracts, lot selection, upgrades, possession timelines, gST, new home warranty, community planning, and resale considerations. Each part matters differently depending on the property, the market and what you are trying to accomplish, so I will explain the trade-offs instead of handing you a generic checklist and wishing you good luck.

02

Talk before the showhome

Having representation from the beginning helps protect your interests and keeps the analysis focused on the full purchase—not only the finishes.

Have a question? Start with the unpolished version.

You can send me the listing, the address or the thought that begins with “I’m not sure if this makes sense, but…” That is more than enough to start a useful conversation.
