Selling begins long before the sign reaches the lawn. We look at recent comparable sales, competing inventory, buyer expectations, property condition and the small details that can change how a home is received. The highest suggested list price is not automatically the smartest pricing strategy.

I will explain what is worth improving, what can be left alone and how the property should be positioned. Sometimes fresh paint helps. Sometimes the better decision is not spending thousands of dollars fixing something the next owner will immediately change anyway.
