A note from Gurjit

Let’s keep this practical—and personal.

An investment property is not automatically a good investment because it has a tenant or a basement door. We review realistic rent, financing, taxes, insurance, maintenance, vacancy, renovation costs and the exit strategy. Optimistic math is very friendly at the beginning and strangely unavailable when repairs arrive.

I help investors compare the property as a building, a rental business and a future resale. If the numbers work, we move with a plan. If they do not, walking away is not losing a deal—it is protecting the next one.

Analyze the full picture

Rental income is only one line in the analysis.

What we will look at together: rental income, operating expenses, cash flow, appreciation potential, renovation scope, basement suites, tenant demand, vacancy, financing, and exit strategy. Each part matters differently depending on the property, the market and what you are trying to accomplish, so I will explain the trade-offs instead of handing you a generic checklist and wishing you good luck.
